Welcome to FindHomes by PALCO Realty (“FindHomes,” “Platform,” “we,” “our,” or “us”), a property listing and real estate marketplace operated by PALCO Realty Services.

These Terms of Service (“Terms”) govern your access to and use of the FindHomes website, applications, services, property listings, accounts, communication features, and related services.

By accessing, registering with, or using FindHomes, you acknowledge that you have read, understood, and agreed to these Terms.

If you do not agree with these Terms, please discontinue your use of FindHomes.

1. About FindHomes

FindHomes is an online real estate marketplace designed to help users discover properties available for:

FindHomes may also allow authorized property owners, real estate brokers, salespersons, agents, and Property Managers to create, manage, and promote property listings.

Unless expressly stated otherwise, FindHomes serves primarily as a property discovery, listing, marketing, and communication platform.

A property listing appearing on FindHomes does not by itself constitute a binding offer, contract of sale, contract of lease, reservation agreement, or other real estate agreement.

Any actual transaction shall be subject to separate agreements between the relevant parties.

2. Eligibility and User Accounts

You must provide accurate, complete, and current information when creating or maintaining a FindHomes account.

You are responsible for:

You may not create an account using false information, impersonate another person, or create an account for another individual without authority.

FindHomes reserves the right to verify the identity of users and request additional information or documentation when reasonably necessary.

3. Property Managers, Brokers, Agents, and Property Owners

Users who list or manage properties on FindHomes represent that they have the legal right, authorization, or authority necessary to advertise or market the property.

Where the activity requires a professional license, accreditation, registration, or authority under Philippine law, the user is responsible for ensuring that such requirements are satisfied.

Users must perform their own appropriate due diligence before entering into a transaction.

4. Property Listings

Persons submitting property listings are responsible for ensuring that their listings are accurate, lawful, current, and not misleading.

  1. You are authorized to advertise or market the property;
  2. The information you provide is substantially accurate to the best of your knowledge;
  3. The photographs and other materials used in the listing may legally be published;
  4. The property is not intentionally misrepresented;
  5. The listing does not violate applicable laws, regulations, contractual restrictions, or third-party rights; and
  6. You will update or remove the listing when the property is no longer available.

5. Accuracy of Property Information

FindHomes endeavors to maintain useful and reliable property information. However, much of the information appearing on the Platform may be provided by property owners, brokers, agents, Property Managers, developers, or other third parties.

FindHomes does not guarantee the accuracy, completeness, availability, legality, condition, ownership, pricing, boundaries, measurements, title status, permits, licenses, zoning classification, or other characteristics of any property unless expressly confirmed by PALCO Realty Services in a separate written agreement.

Property photographs may also differ from the property's actual condition due to changes, renovations, camera perspective, staging, image processing, or the passage of time.

Users are strongly encouraged to personally inspect properties and verify relevant documents before making payments or entering into agreements.

6. No Guarantee of Transaction

The publication of a property on FindHomes does not guarantee that:

7. User Due Diligence

Before purchasing, leasing, reserving, or paying for a property, users should independently verify information relevant to the transaction.

Users may also seek advice from licensed real estate professionals, lawyers, geodetic engineers, accountants, banks, government offices, or other qualified professionals where appropriate.

8. Property Inquiries

FindHomes may allow users to contact Property Managers, brokers, agents, landlords, sellers, or other property representatives.

By submitting an inquiry, you authorize FindHomes to transmit the information you provide to the person or organization responsible for the relevant property listing.

9. Payments and Reservations

Unless expressly stated otherwise, simply submitting an inquiry through FindHomes does not constitute a reservation or payment obligation.

Where FindHomes introduces online payments, reservations, booking fees, listing fees, service fees, or other paid features, the applicable amount and payment conditions should be disclosed before payment.

Certain payments may be governed by separate reservation agreements, lease agreements, contracts to sell, deeds, booking conditions, or other agreements.

Users should verify the identity and authority of the recipient before transferring funds.

FindHomes may prohibit Property Managers or other users from requesting payments through unauthorized payment channels where doing so poses a fraud or security risk.

11. Fraud Prevention and Listing Verification

FindHomes may review, verify, restrict, suspend, reject, or remove listings or accounts when reasonably necessary to protect users or maintain Platform integrity.

FindHomes may request additional documents when a listing or account requires verification.

A verification indicator, badge, profile status, or similar feature means only that certain information has been reviewed according to FindHomes' procedures.

It does not constitute a legal certification, warranty of ownership, guarantee of title, endorsement of the property, or guarantee of a successful transaction.

12. Property Manager Achievement Levels

FindHomes may provide recognition or achievement levels to Property Managers based on Platform activity.

Current achievement levels may include:

Achievement levels may be determined using criteria such as number of listings and completed sold or rented transactions recorded on FindHomes.

These achievement levels are intended as Platform recognition and engagement features.

They do not constitute a government accreditation, professional license, legal certification, guarantee of competence, guarantee of performance, or guarantee that a transaction with a particular Property Manager will be successful.

FindHomes may modify achievement criteria when reasonably necessary for the operation and improvement of the Platform.

13. Reviews, Ratings, and User Content

Where FindHomes allows reviews, ratings, comments, photographs, or other user-generated content, users are responsible for the content they submit.

Reviews should reflect genuine experiences and must not contain:

FindHomes may remove content that violates these Terms or applicable law.

14. Intellectual Property

The FindHomes name, logo, branding, website design, software, databases, graphics, interface, text, and other Platform materials owned by FindHomes or PALCO Realty Services are protected by applicable intellectual property laws.

Users may not reproduce, copy, modify, distribute, sell, sublicense, reverse engineer, or commercially exploit FindHomes materials without authorization.

Property Listing Content

By uploading photographs, descriptions, videos, logos, or other listing materials, you grant FindHomes and PALCO Realty Services a non-exclusive, royalty-free license to use, reproduce, resize, display, distribute, and promote those materials for purposes connected with:

Your use of FindHomes is also subject to our Privacy Policy / Data Privacy Statement.

FindHomes processes personal information in accordance with applicable Philippine data protection laws, including the Data Privacy Act of 2012 and applicable rules and issuances.

Users should review the FindHomes Privacy Policy to understand how personal information is collected, used, disclosed, retained, and protected.

16. Third-Party Services

FindHomes may integrate or provide links to third-party services such as:

Marketing or promotional communications will be handled in accordance with applicable law and the FindHomes Privacy Policy.

Users may opt out of promotional communications through any available unsubscribe or account preference mechanism.

18. Suspension and Termination

FindHomes may temporarily restrict, suspend, or terminate an account or remove a property listing when reasonably necessary because of:

Users are encouraged to report suspicious, inaccurate, fraudulent, duplicate, unauthorized, or inappropriate listings.

FindHomes may investigate reports and take appropriate action, including requesting supporting documentation, limiting the visibility of a listing, suspending an account, or removing content.

FindHomes is not required to resolve private contractual disputes between buyers, sellers, landlords, tenants, brokers, agents, or other parties.

20. Disclaimer of Warranties

FindHomes is provided on an “as available” basis to the extent permitted by applicable law.

While we endeavor to maintain a reliable and secure Platform, we do not warrant that FindHomes will always be uninterrupted, error-free, completely secure, or free from technical problems.

Nothing in these Terms excludes warranties, rights, or remedies that cannot legally be excluded under applicable Philippine law.

21. Limitation of Liability

To the extent permitted by applicable law, FindHomes and PALCO Realty Services shall not be liable for losses arising solely from:

Any dispute that cannot be amicably resolved shall be subject to the appropriate courts or authorities having jurisdiction under Philippine law, without prejudice to any mandatory rights or remedies available to consumers under applicable law.

26. Severability

If any provision of these Terms is determined to be invalid or unenforceable, the remaining provisions shall continue in full force and effect to the extent permitted by law.

27. No Waiver

Failure by FindHomes or PALCO Realty Services to immediately enforce any provision of these Terms shall not constitute a waiver of the right to enforce that provision later.
